A commercial lease is long because it has to cover years of things that might happen. The rent is on one page, how it is reviewed is on another, the service charge is a schedule, and the break clause is one sentence with a date in it. ZUQ is built to take the lease you upload, ask what you are worried about, and plan a narrated video of exactly the clauses that answer you, in plain words.

This is an early build, and this is what happens to the lease itself. You can attach up to 5 files, each with your own one-line note. An image is resized in your browser and uploaded to storage only our build worker can read. A PDF or a text file is never uploaded - its text is read in your browser, and only that text travels with your request, where the model that plans your course reads it.

A lease video walkthrough is a narrated video, planned from the lease you upload and what you say worries you, that explains the clauses that answer you - rent, review, service charge, term, break - in plain words and names each clause as it goes.

A worked example: a 41-page commercial lease

This is the example on the homepage, and every number in it is read straight off that card. The request is one line: I have a 41-page lease to sign tomorrow and I do not know what I am agreeing to. The source is Commercial lease.pdf, 41 pages, the level is No legal background, and the plan comes back as 3 chapters over 18 min.

Those are the chapter titles the planner gives that request today, and they are the fallback arc rather than clause names. The chapter titles are decided by the build worker when your job starts, from your own words and from whatever text it was handed. The shape named here is the fallback it uses when that call does not come back - not a list you are promised, and not one you approve before the build begins.

What a lease walkthrough looks for

A lease decides the money in more places than the rent line. Which of these the walkthrough goes to depends on what you say you are worried about, and each chapter is built to name the clause it was read from.

Before you sign, not after

The walkthrough is for the evening before, when the lease is on the table and the meeting is in the morning. It does not say whether to sign, and it does not judge the lease. It shows you what your lease says at the clauses your question points to, in plain words, with the page it came from.

Minutes are the only meter, and a build costs exactly the runtime it produces: a 15-minute walkthrough spends 15 minutes of your monthly allowance. The content track opens at 15 minutes and the ladder runs to 30 hours. The pricing page lists what each plan grants and what a top-up adds.

Where this build stands

Payments are live. A plan is a recurring monthly subscription and a top-up is a one-time charge, both taken through Stripe Checkout, and your card details never reach ZUQ.

Early build: an update request spends real minutes and hands back another sample file, not your rendered course. The video you have now is kept exactly as it is, and we will tell you the day real rendering begins.

Questions

Can I get my lease agreement explained before I sign it?

That is what ZUQ is being built to do: upload the lease, say what you are worried about, and get a narrated video of the clauses that answer you, in plain words. In this early build no course video is generated yet - a finished build hands you a sample file, not your course. Your request is saved, and we will tell you the day that changes.

What is a break clause?

A break clause is the clause that lets one side, or both, end the lease before the term runs out, on a set date and with a set notice. A walkthrough planned around how do I get out of this would go to the term, the break clause and the notice it takes, and name the clause it read them from. Whether your lease has one, and on what terms, is a fact of your document and not something anyone can say in advance.

What does an uncapped service charge mean?

The service charge is your share of the cost of running the building. A cap is a ceiling on what you can be asked to pay toward it in a year. Uncapped means the clause has no such ceiling, so your share can rise with the cost and nothing in the clause stops it. Whether yours is capped is in your own lease, and a walkthrough would go to that clause and its schedule and say in plain words what it found there.
